
Hut 8, an energy infrastructure company, has finalized a 15-year lease agreement valued at $9.8 billion for the Beacon Point data center campus in Nueces County, Texas. This project represents a significant step in supporting artificial intelligence operations while prioritizing environmental sustainability.
The Beacon Point campus will span 525 acres and, upon completion, will be one of the largest data center campuses in Texas. The initial phase of the project will deliver 352 megawatts of IT capacity, specifically designed to handle AI training and inference workloads. Ultimately, the facility is planned to expand to a capacity of 1,000 megawatts.
The lease agreement covers the first phase of the project and involves a confidential high-grade partner, placing it at the forefront of technology-driven energy infrastructure development.
One of the most notable features of the facility is its closed-loop cooling system, which addresses a common concern for data centers: water consumption. Traditional data centers often use millions of gallons of water daily for cooling, which can strain local resources. However, Hut 8 has developed a system that minimizes this impact.
The closed-loop cooling system will use water sourced from outside Nueces County, which can last for four to seven years without replacement. This design ensures minimal strain on local water supplies. The only ongoing municipal water use, estimated at 10,000 gallons per day per phase, will be for basic facility needs such as restrooms and sinks. According to the company, this amount is comparable to the daily water usage of a small restaurant.
The Beacon Point project represents a major economic investment in the region. Phase 1 is anticipated to generate an investment of approximately $8.5 billion while creating 945 construction jobs and 115 permanent operations jobs. If the second phase proceeds as planned, it would bring an additional $8.5 billion in investment with similar job creation figures.
Hut 8 has taken steps to address potential concerns from the local community regarding large-scale infrastructure development. The company has pre-funded all necessary infrastructure, ensuring that the project will not result in increased residential electricity rates. Additionally, the facility is designed to minimize noise, and construction traffic will adhere to county guidelines. Once operational, ongoing traffic generated by the campus is expected to be minimal.
With its cutting-edge design and substantial economic benefits, the Beacon Point data center campus is poised to become a major asset for Nueces County, combining technological advancement with sustainable practices.
