Hire Real Estate Analysts

Hire Real Estate Analysts who do the owner-side numbers behind a factory, launch site or campus decision — site selection and market analysis across metros, lease-versus-build and build-to-suit models, incentive and abatement analysis, power and utility cost inputs, portfolio reporting, and the Argus and Excel models your Strategic Real Estate lead takes to the CFO. Model authorship and incentive work reference-verified.

How It Works

Hire Real Estate Analysts in 3 steps

A structured process for the hire whose spreadsheet decides where the next plant goes — where a lease-versus-build model that misses the tenant-improvement amortization, an abatement schedule that assumes the wrong assessment ratio, or a market comp set pulled from office data is how a 500,000 SF factory ends up in the wrong county on the wrong terms.

Step 01

Talk to our team

30-minute call. Align on the portfolio (owned vs leased, SF and site count), what the analyst models first (site selection, lease vs build, incentives, reporting), the tools in use (Argus, Excel, CoStar, GIS), who they report to on the Strategic Real Estate team, clearance needs, and start date.

Step 02

Review hand-selected talent

Within 2 weeks we introduce 3–5 Real Estate Analysts with verified authorship of site-selection and lease-versus-build models on industrial or mission-critical programs and a documented incentive or abatement analysis that went to a decision. References from real estate directors and finance leads included.

Step 03

Hire with confidence

Every placement carries a replacement guarantee. If the hire fails within the warranty window, we run a no-fee replacement search.

Why iRecruit.co for Real Estate Analyst Hires

What makes our Real Estate Analyst shortlist different

An owner-side Real Estate Analyst at a manufacturer or launch operator is not a brokerage analyst running DCFs on stabilized office — the asset is a 24/7 plant with 40 MW of load, a rail spur and a ten-year incentive agreement with clawbacks. Generic real estate recruiters screen for Argus and a finance degree; we screen for the model that actually drove a site decision.

01

Model authorship verified

Every candidate has documented ownership of a site-selection, lease-versus-build or build-to-suit model that went to a real decision — NPV and IRR across scenarios, TI and rent-escalation assumptions, capex versus opex treatment, and sensitivity tabs the director actually used. We confirm with the real estate director or FP&A lead who presented it, not just the resume.

02

Industrial site-selection fluency

Power availability and utility tariffs, water and wastewater capacity, rail and highway access, labor-shed data, zoning and entitlement risk, and environmental screening — the inputs that decide a factory or launch site, not cap rates on a stabilized asset. Matched to your asset type: cleanroom fab, cell plant, energetics campus or hyperscale hall.

03

Incentive and abatement analysis

Reference-verified work on state and local incentive packages — property-tax abatements and PILOTs, sales-tax exemptions on equipment, job-creation credits, TIF and infrastructure grants — including the clawback and compliance-reporting terms that make or break the ten-year value.

What we verify on every Real Estate Analyst candidate

Real Estate Analyst hires live and die on whether the candidate has built a model that drove a real site or lease decision, not just formatted someone else’s. Below is what every candidate has documented before you meet them:

Financial model authorship

Verified ownership of lease-versus-build, build-to-suit or acquisition models on comparable assets — NPV, IRR and payback across scenarios, capex and opex treatment, escalations and options — with the director or finance lead who presented them confirming the work.

Site selection and market analysis

Reference-verified multi-site scoring on industrial inputs: power availability and tariff, water and wastewater, transportation access, labor shed, zoning and environmental screening, plus submarket comps from CoStar or equivalent.

Incentives and abatement work

Documented analysis of state and local packages — abatements, PILOTs, TIF, sales-tax exemptions, job credits — including clawback terms and the compliance reporting that follows the award.

Portfolio reporting and lease data

Verified ownership of recurring portfolio reporting and lease abstracts or critical-date tracking across an owned-and-leased industrial footprint, delivered to the real estate lead and finance.

Credentials verified

Degree and any real estate or finance credentials (MBA, MSRE, CCIM coursework, state license where held), Argus Enterprise and advanced Excel proficiency tested, GIS and CoStar where claimed, and clearance eligibility where required — all checked.

Compensation alignment

Real Estate Analyst, Senior Analyst and Associate comp bands aligned before finalists are introduced, including bonus structure and relocation where the seat sits at the plant.

FAQ

Hiring a Real Estate Analyst: frequently asked questions

How long does it take to hire a Real Estate Analyst?

Time to shortlist is typically 2 weeks from scoping call. Total time to placement (shortlist through offer acceptance) is typically 3–4 weeks. Seats that require an active clearance, a specific incentive-negotiation record, or relocation to a plant site can run a week longer.

What does a Real Estate Analyst cost in 2026?

Most US owner-side Real Estate Analysts at industrial and mission-critical companies land between $75K and $105K base depending on metro and years of modeling experience. Senior Real Estate Analysts and Associates who own site-selection and incentive models for a Strategic Real Estate team typically run $105K–$140K, plus bonus and equity at defense-tech and space companies. These are market bands; we confirm live market bands during scoping.

How is a Real Estate Analyst different from a Corporate Real Estate Manager?

The analyst builds the models and the reporting; the Corporate Real Estate Manager owns the decision and the transaction — site acquisition, lease negotiation, incentive deals, broker and landlord management. On most owner-side teams the analyst reports to that seat and supports two or three live site or lease decisions at a time.

How is a Real Estate Analyst different from a Real Estate Development Manager?

A Real Estate Development Manager executes once the site is chosen — entitlements, design and construction coordination, budget and schedule through delivery. The analyst’s work sits upstream: which site, lease or build, what the incentives are worth. On large programs the analyst’s model becomes the development manager’s baseline pro forma.

Do you require Argus experience?

Not by default. Argus Enterprise is common on owner-side teams with a leased portfolio and we test for it when the seat uses it, but many industrial owners model site decisions in Excel. A reference-verified model that drove a real decision outweighs any single tool. Where the seat maintains the Argus portfolio of record, we screen for it as a hard requirement.

Can you recruit for cleared or defense-tech programs?

Yes. Defense manufacturers and launch operators often need an analyst who can work with facility security requirements, ITAR-driven site constraints and government-lease terms. We confirm clearance eligibility or active status during scoping and shortlist only candidates who can start on your timeline.

Do you offer a placement guarantee?

Yes. Every Real Estate Analyst placement carries a replacement guarantee. Guarantee terms are confirmed in writing at engagement start.

Can you build a full corporate real estate team?

Yes. Multi-hire builds (Real Estate Analysts plus a Corporate Real Estate Manager, Real Estate Development Manager and Asset Manager) route through embedded recruiting or RPO. Common for manufacturers standing up a Strategic Real Estate function ahead of a multi-site expansion.
