How to read these numbers

This HVAC technician job description guide is built from three layers. The duty spine is O*NET 49-9021.00, Heating, Air Conditioning, and Refrigeration Mechanics and Installers, whose task statements run from diagnosing malfunctions and testing electrical circuits for continuity to brazing and soldering leaks, installing thermostats and controls, and performing preventive maintenance such as filter changes and refrigerant charging. O*NET rates the role Job Zone 3: vocational training, related on-the-job experience or an associate degree, with one to two years of combined on-the-job and informal training. The regulatory layer is EPA Section 608, which the Clean Air Act requires of anyone who attaches gauges to, adds refrigerant to, or removes refrigerant from an appliance, plus the voluntary NATE certification that employers use as a competency signal.

The industrial layer comes from eight 2026 postings read via public applicant-tracking JSON feeds and retrieved September 15, 2026, published March 12 through September 3, 2026: HVAC technician reqs at a launch site in South Texas, a solar-cell factory in central Texas, a satellite factory in Washington and a launch site in Florida, a second-shift HVAC technician and a data center facilities technician at a rocket factory in California, a lead HVAC technician at the Texas launch site, and a facilities technician with HVAC scope at a quantum-computing manufacturer in Maryland, with a weekend-shift facilities req at a second California rocket factory read for its shift-premium terms. They are cited by environment and state, never by name.

Pay comes from BLS OEWS May 2025 for SOC 49-9021, nationally and by industry where BLS publishes the cell — building equipment contractors (NAICS 2382), nonresidential building construction (2362), aerospace (3364), semiconductor and electronic components (3344), motor vehicles (3361) and other electrical equipment including batteries (3359). Data processing and hosting (5182) is not published for this occupation, so the data center variant uses the nearest published proxies and posting ranges. Aggregates from Indeed, Salary.com, Payscale and Talent.com are labeled as posting data with their retrieval date, and the spread between them is shown rather than averaged.

What these figures are — and are not

O*NET’s task list collapses into six blocks in an industrial req. Each block below is a paragraph you can paste, and each ends with the KPI an employer should write into the posting so the candidate knows what a good quarter looks like before the first interview.

PM program
Execute preventive maintenance on every HVAC and cooling asset on schedule
Maintain the PM schedule for air handlers, chilled-water systems, condenser pumps, cooling towers, valves, filters and boilers, including HEPA and AHU filtration changes, belt and bearing service and coil cleaning, and keep asset history current. Six of the eight 2026 postings use nearly identical language for this block; the Texas launch site and Florida launch site both specify launch-associated HVAC systems. KPI to write in: PM completion on schedule as a percentage, with overdue PMs on critical assets reported weekly.
Repair
Diagnose and repair failures through a ticket or work-order queue
Troubleshoot mechanical and electrical faults to component level, perform ductwork, piping and insulation repairs, disassemble and rebuild pumps and rotating equipment, and close tickets with labor, parts and root cause recorded. The California rocket factory req assigns electronic work tickets and failure assessments; the Maryland quantum-computing manufacturer requires CMMS fluency. KPI to write in: percent of priority-1 tickets responded to inside the stated window and mean time to restore on production-affecting equipment.
Refrigerant
Recover, evacuate, charge and braze in compliance with EPA Section 608
Perform brazing, soldering, evacuation and charging across high-pressure, flammable and low-GWP refrigerants, track leak rates and repairs, and maintain 608 records. Six postings list brazing, evacuation and charging verbatim; the Florida launch site makes EPA 608 Universal a basic qualification. Since January 1, 2026, appliances holding 15 pounds or more of HFC refrigerant fall under EPA’s 2024 leak-repair rule with a 10% annual leak-rate trigger for comfort cooling and 30% for industrial process refrigeration. KPI to write in: annual leak rate by appliance against the EPA trigger, and 608 recordkeeping audit findings at zero.
Controls
Operate building management systems, VFDs and monitoring
Monitor the BMS and power-monitoring system, respond to alarms, verify performance against setpoints on rounds, and maintain VFDs, sensors and sequences of operation. The Florida launch-site req names JCI Metasys and VFD troubleshooting; the California data center req adds PLC-based controls and electrical power monitoring. KPI to write in: alarm acknowledgment time and percent of rounds completed with setpoint deviations logged and dispositioned.
Uptime
Keep critical environments inside their limits with no unplanned interruption
Hold cleanroom particle, temperature and humidity stability, data hall supply temperature and launch-support HVAC in continuous service, coordinate shutdowns, isolation and LOTO, and support commissioning of new equipment. The Texas solar-cell factory req ties HVAC to ISO-classified cleanrooms and solar-cell processing yield; both California reqs state the goal as zero unplanned interruption in services. KPI to write in: unplanned cooling or environmental excursions per quarter and minutes outside setpoint in classified spaces.
Safety and docs
Work to OSHA, EPA, NFPA, ASME and NEC and keep the procedures current
Follow LOTO, job hazard analysis, confined-space, respirator and chemical-safety procedures, write and update work instructions, MOPs, SOPs and EOPs, and maintain spare-parts inventory for critical assets. Three postings cite OSHA, EPA, NIOSH, NFPA, ASME and NEC by name and a fourth cites OSHA, EPA and NFPA; the data center req assigns MOP, SOP and EOP authorship outright. Why industrial reqs diverge from the service-contractor template

Most HVAC technician job description templates are written for the building equipment contractor industry (NAICS 2382), which employs 305,330 of the 409,670 people in the occupation per BLS OEWS May 2025 and whose reqs center on customer service calls, sales of replacement equipment and residential split systems. The industrial postings read for this guide barely mention any of that. What they add is plant-scale infrastructure — chilled-water plants, cooling towers, boilers, compressed air and industrial doors at the Florida launch site, cleanroom environmental control with gowning at the Texas solar-cell factory, CRAH/CRAC, UPS, generators and transfer switches at the California data center — and a physical envelope the contractor template omits: heights to 500 feet, confined spaces and a respirator at the Texas launch site, 10 hours standing, three hours a day above 80°F. The title also slides between HVAC technician, mechanical technician, facilities technician and data center facilities technician for overlapping scopes. Write the systems list first, pick the title second, and check the HVAC technician, facilities technician and data center facilities technician scopes before you post.

04 — Cost drivers

The six must-have qualifications

Requirements sections in the eight industrial postings agree more than the titles do. Six items recur; the value on each is the modal ask, and the description tells you when to require it and when to list it as preferred.

EPA 608
Section 608 certification, Universal for plant-scale equipment
Federal law requires 608 certification for anyone who opens a refrigerant circuit; Type II covers high-pressure appliances, Type III low-pressure chillers, and Universal covers all three, with a proctored core exam required for Universal and no expiration on the credential. Five of eight postings name it; only the Florida launch site makes it a basic qualification. For chilled-water plants and cleanrooms, require Universal and state it, because an uncertified hire cannot legally charge a system on day one.
3+ yrs
Commercial or industrial HVAC experience in a named environment
The modal ask is 3 or more years: the Texas launch site, California rocket factory and California data center all require 3+, the Washington satellite factory 5+ for its level 4/5 req, the Maryland quantum manufacturer 4+ in a lab, data center or manufacturing environment. The Texas solar-cell factory accepts 2+ with 4+ preferred. Specify commercial or industrial systems in the requirement; residential service years transfer poorly to a 2,000-ton chiller plant.
AAS or jrny
Associate degree in HVAC technology or journeyman equivalent, preferred
Four postings list an associate degree in HVAC technology as preferred and none require it; the California reqs accept technical certification, journeyman or master status instead, and the Maryland req requires a 2-year technical degree or certification with equivalent experience considered. O*NET’s Job Zone 3 rating supports a degree-or-equivalent clause; a hard degree gate removes most of the experienced field.
NATE pref
NATE certification as a competency signal, not a gate
NATE, the nonprofit founded in 1997, certifies through a Traditional pathway (50-question Core plus a 100-question Specialty such as Air Conditioning, Air Distribution, Heat Pump, Gas Heating or Light Commercial Refrigeration) or the CHP-5 pathway (five 30-question exams: HVAC Fundamentals, Electrical and Controls, Comfort and Airflow, Installation, Service), and requires 16 continuing-education hours every 2 years or a Specialty retake to recertify. It is built for technicians with two or more years in the field and adds a Low-GWP Refrigerants exam. None of the eight industrial postings required it; list it as preferred and weight it where the site runs packaged and split equipment.
HEPA + braze
Hands-on scope: HEPA and AHU filtration, brazing, recovery and charging
Six of eight postings name HEPA and AHU filtration maintenance and six name brazing, soldering, evacuation and charging, which together separate a plant HVAC technician from a controls-only or filter-change profile. Add the site’s refrigerants by name, including any A2L equipment installed since the January 1, 2025 residential and light-commercial transition, so the candidate can self-assess.
BMS + physical
Building-controls fluency plus the physical and export-control clauses
Three postings name a BMS, CMMS or ticketing platform (JCI Metasys at the Florida launch site, PLC and BMS at the California data center, CMMS in Maryland). Every posting states lifting (25 to 50 pounds), heights, confined spaces or outdoor exposure, and the launch-site reqs carry ITAR eligibility and, in Florida, an Air Force background check. Two qualifications that contractor templates lean on are absent from the industrial set: a sales or upsell expectation and a clean driving record for a service van (only the California rocket factory asks for a state license, for on-site vehicles). Two that contractor templates omit recur here: shift and weekend availability, stated in seven of eight postings, and cleanroom or mission-critical protocol — gowning, LOTO, job hazard analysis, MOPs. Put both in the requirements block, because they are the reasons candidates decline after the offer.

The same title covers very different jobs. Each variant below carries the BLS OEWS May 2025 industry band where BLS publishes one, the posting cues that define the scope, and the sentence that should change in the req.

Scope is service calls, installs and packaged rooftop units; the req should state on-call rotation, vehicle and territory. This is the benchmark an industrial req will be underpriced against if it copies the range.
Manufacturing plant or gigafactory

BLS OEWS May 2025 other electrical equipment and component manufacturing (NAICS 3359, which includes battery manufacturing) 25th–75th band, median $100,350; motor vehicle manufacturing (3361) median $90,310. Scope adds process cooling, compressed air and production-coupled uptime; the Washington satellite factory posts level 4 at $38.00–$45.00 and level 5 at $43.00–$52.00 per hour. Tie the req to the plant’s HVAC supervisor KPI set and the manufacturing shift pattern.

Postings add launch-associated HVAC, boilers, compressed air, heights to 500 feet, respirators, ITAR, and a night rotation of Sunday–Wednesday or Wednesday–Saturday, 6:00 pm to 6:30 am at the Florida site.

BLS does not publish NAICS 5182 for this occupation; the nearest published proxy is computer systems design and related services (5415), 25th–75th $89,930–$117,460, median $115,910 on 200 incumbents, so treat it as directional. Postings define the job as MEP rounds on chilled-water plants, CRAH/CRAC, UPS, generators and ATS with MOP/SOP/EOP authorship and zero unplanned interruption. Cleanroom, fab or solar-cell plant

BLS OEWS May 2025 semiconductor and other electronic component manufacturing (NAICS 3344) 25th–75th band, median $75,870 on only 80 reported incumbents, so the band is narrow and thin; pharmaceutical manufacturing (3254) pays a $95,650 median for a comparable GMP scope. The Texas solar-cell factory req adds ISO-classified cleanrooms, particle and humidity control, gowning, chemical safety and 12-hour AWS shifts (Sunday–Wednesday or Wednesday–Saturday, 5:00 am to 5:00 pm).
Multi-site or campus facilities
$60K-$82K
BLS OEWS May 2025 facilities support services (NAICS 5612, the outsourced FM providers) 25th–75th band, median $73,510; local government (excluding schools and hospitals) pays a $79,360 median and real estate $69,870. The Maryland quantum-computing req is this variant: HVAC, plumbing and electrical inspections on a CMMS, contractor coordination, 5% travel and after-hours on-call. Write site count and travel into the summary, and check the scope against a facilities technician req before titling.

Two patterns cut across the variants. The industry premium is large: an HVAC technician in aerospace manufacturing earns a $93,090 median against $61,010 nationally in the same BLS OEWS May 2025 release, a 53% gap that holds at the 25th percentile ($73,720 versus $48,360). And the environments with the fewest reported incumbents — semiconductor at 80, motor vehicles at 40, aerospace at 450 — are exactly where a posted range copied from a contractor aggregator will sit in the bottom quartile of the local market.

Compensation and market context for the req

The federal spine is BLS OEWS May 2025 for SOC 49-9021: 409,670 employed, mean wage $64,780 ($31.14 per hour), and a distribution running $40,050 at the 10th percentile, $48,360 at the 25th, $61,010 at the median, $77,060 at the 75th and $95,210 at the 90th, or $19.25 to $45.78 per hour. By industry, computer systems design (NAICS 5415) leads at a $115,910 median, natural gas distribution (2212) $105,630, other electrical equipment and batteries (3359) $100,350, pharmaceutical manufacturing (3254) $95,650, aerospace (3364) $93,090, motor vehicle manufacturing (3361) $90,310, electric power generation and distribution (2211) $78,970, semiconductor and electronic components (3344) $75,870, nonresidential building construction (2362) $63,290 and building equipment contractors (2382) $60,070. The aerospace and defense manufacturing and MEP and HVAC markets sit at opposite ends of that table.

Posting data scatters around the federal figure, and the scatter is the point. Indeed averaged $30.49 per hour across 54,600 salaries from postings in the prior 36 months (updated September 7, 2026), range $19.04–$48.83, with about $6,750 a year in overtime and a senior HVAC technician average of $35.57. Salary.com put the median at $61,343 with a $55,437–$66,734 25th–75th band as of September 1, 2026, almost exactly the BLS median with a much narrower band. Payscale averaged $24.50 per hour on 1,471 profiles (updated July 4, 2026), from $18.61 at entry to $31.36 for late-career technicians, and Talent.com averaged $54,470 on 10,000 salaries with an experienced ceiling of $93,850. All were retrieved September 15, 2026. The lower aggregator averages are pulled down by residential service and apprentice postings that share the title; an industrial req priced off them will sit below the BLS 25th percentile for its industry.

The two 2026 postings that publish hourly bands by level show what an industrial ladder looks like in practice. The California rocket factory posts level 1 at $23.00–$32.50, level 2 at $31.00–$43.00 and level 3 at $41.00–$51.00 per hour on a second shift; the Washington satellite factory posts level 4 at $38.00–$45.00 and level 5 at $43.00–$52.00. Annualized at 2,080 hours before overtime or differential, level 3 to 5 runs roughly $79,000–$108,000, at or above the BLS 75th-to-90th band nationally. Shift terms add to that: the second California rocket factory pays a 10% shift premium plus 8 guaranteed overtime hours a week on its Friday–Monday weekend crew. Demand is firm: BLS projects 11% growth from 2025 to 2035 on 440,900 jobs and 40,600 openings a year, so the constraint is technicians who have run plant-scale equipment, not headcount.

How to write, post and interview against the req

Lead with scope, not the company paragraph: the systems list, the level, the shift and on-call pattern, and the physical envelope in the first 80 words, because those are the facts the industrial postings bury under boilerplate and a qualified technician scans for. Write the level in plain language — level 1 works under direction on PMs and filter changes with 1+ years; level 2 runs PMs and repairs independently with 3+; level 3 troubleshoots to component level, owns systems and writes work instructions; level 4 plans and schedules across a plant with controls and VFD depth at 5+; level 5 leads a crew, drives reliability and covers the HVAC supervisor on shift. Paste the six responsibility blocks with their KPIs, state whether EPA 608 Universal is required or preferred, list NATE and the associate degree as preferred, and put ITAR, background-check, heights, respirator and lifting clauses in the requirements block. Run the interview loop against the KPIs you wrote.
