01 — MethodologyHow to read this guideA project executive at a general contractor runs a book of work, not a job. You carry several projects and the project managers on them, you own the margin across that book, and you hold the client relationships that produce the next project. The Birmingham Group’s 2026 survey describes the PX as the person a PM reports to who is “directly accountable when a project misses margin,” and the RedTeam construction blog puts the typical experience bar at 10 to 15 years. This guide shows you what changes between the two seats, what firms check before they hand one over, and what the step is worth.Pay figures come from four kinds of source, each named where it appears. BLS Occupational Employment and Wage Statistics (May 2025) gives the payroll distribution for construction managers (SOC 11-9021), the series both PMs and PXs are coded into. ZipRecruiter and PayScale give posted and self-reported PX averages. The Birmingham Group’s 2026 Construction Salary Survey gives 20th-80th percentile base bands by region and level, excluding bonus and vehicle. Individual job postings from September and October 2026 give the requirement language firms use now. Demand data come from the US Census construction spending release of November 2, 2026, the AGC/NCCER 2026 Workforce Survey, and BLS Employment Projections.Use the role sections to audit your record against what PX postings ask for, and the pay sections to price the step. Where sources disagree, both figures are shown with the publisher named. The executive project manager salary guide covers the rungs above PX in more detail, and the construction project manager role guide covers the seat you are in now. What these figures are — and are notThese are public benchmarks and posted requirements, not iRecruit placement data and not an offer. Pay bands blend firm sizes, sectors, and regions; your own number depends on the volume and clients you would carry.02 — At a glanceThe benchmarks at a glanceThe whole guide in one screen. Each row jumps to the full section.01The pathPostings ask for 10-15+ years in construction and 3-5 years supervising as a senior PM before PX; some ask for 15 or 20+ (Michael Page and executive-search postings, 2026)10-15 yrs02The payPX base $150,700-$273,670 at the 20th-80th percentile (Birmingham Group 2026); posted average $167,911 (ZipRecruiter); self-reported base $140,299 (PayScale)$151-274K03The gapSpan of control, P&L across a book of work, client and pursuit ownership, staffing authority, contract exposure, and bonus tied to volume rather than one job6 shifts04What they testFifteen-plus years with a supervisory stretch, a margin record across completed jobs, a client who calls you back, PMs you have developed, preconstruction involvement, and sector depth where the work demands it6 proofs05The next stepA 12-24 month plan: take a second job, own a client, sit in a pursuit, join preconstruction, and document bid margin against final margin before you ask or interview12-24 moThe step from PM to PX is a change in what you are accountable for, not a larger version of the same job. At regional medians the base increase is $56,000 to $78,000 (Birmingham Group 2026), and the way you earn it is by proving you can hold margin and clients across several projects at once.
03 — What changesSix things that change between PM and PXJob postings and salary surveys describe the PX seat in consistent terms. Each card below names the shift, what it looks like in practice, and where the description comes from.Several jobsSpan of controlAs a PM you run one project, or two if they are small. A PX carries multiple concurrent projects and the PMs on them; an October 2026 Michael Page posting in Hartford asks for experience “managing multiple concurrent commercial projects valued from $5 million to $100+ million” and lists leading PMs, APMs, and field teams as the core duty. The Birmingham Group describes the PX as overseeing multiple PMs at once.Book marginP&L ownershipA PM is measured on one job’s cost report. A PX is measured on the profitability of the book, and at many firms on a business unit’s P&L; posting language runs from “profitability across assigned projects” (Hartford, October 2026) to full ownership of business unit financial performance including forecasting and cash flow. The Birmingham Group puts it plainly: the PX is directly accountable when a project misses margin.Repeat clientsClient and pursuit ownershipAt PM level you keep the owner satisfied on the project you have. At PX level you hold the relationship that produces the next one. A New England CM-at-risk posting for a healthcare PX (October 2026) lists using “industry contacts and relationships to generate leads” and leading proposals and interviews; the Birmingham Group’s example of a strong PX is one with four long-term clients and recurring revenue.Who runs whatStaffing decisionsPXs decide which PM gets which job, approve staffing plans, and run performance reviews. The same healthcare PX posting assigns staff to project scope, conducts evaluations every six months, and helps interview new hires; the Hartford posting has the PX set staffing plans for each project. As a PM you receive a team; as a PX you build several.Owner contractRisk and contract exposurePXs negotiate the owner contract and own what is in it. A New York PX posting from an executive search firm (2026) covers managing the development of a GMP or lump-sum contract, reviewing owner contract compliance, and analyzing subcontractors’ financial ability to perform; the healthcare posting adds identifying project risks during preconstruction and owning jobsite safety and quality across the book.Base + volumePay structurePM pay is mostly base with a project bonus. PX pay adds a bonus tied to client volume or book margin plus profit sharing or ESOP participation, per the Birmingham Group. PayScale’s 2026 construction project executive profiles show a $140,299 average base with bonus of $6,000-$55,000 and total pay to $228,000; the Birmingham Group’s VP of construction guide puts executive annual bonus at 15-30% of base at mid-to-large GCs.Sources: The Birmingham Group 2026 Construction Salary Survey and VP of construction guide; PayScale construction project executive profiles (30 profiles, updated September 1, 2026); Michael Page postings in Hartford and Columbus (October 2026); a Workable-hosted New England CM-at-risk healthcare PX posting (October 2026); a New York PX posting from an executive search firm (2026).Why the title means different things at different firmsPosted PX requirements run from 10 to 20-plus years, and posted base ranges from $140,000-$180,000 (Columbus, October 2026) to $200,000-$240,000 (a data center PX in Garland, Texas, September 2026), because the title is attached to very different scopes. At some regional GCs a PX is a senior PM with a second project and a client to look after; the Columbus posting still describes “financial performance of project” in the singular. At a national GC the PX runs a business unit with its own P&L. The Birmingham Group separates the two as Project Executive/Director I ($150,700-$273,670 base) and Project Director/Executive II ($186,560-$325,000). When you read a PX posting, check which one it is before you price it. 04 — What they testWhat large GCs check before promoting or hiring a PXThis guide found no industry-standard PX promotion rubric from CMAA, AGC, or FMI. What exists is the requirement language in postings and the pay drivers in recruiter surveys, and those converge on six proofs.15+ yrsTenure with a supervisory stretchPostings cluster at 15-plus years of construction experience with a defined period leading others: the Columbus posting asks for 10-15+ years plus 3-5 years supervising as a senior PM, and the Hartford posting for 15+ years including a minimum of 5 in a senior PM, operations, or PX role. The RedTeam construction blog puts the typical PX bar at 10 to 15 years.MarginA profitability record across jobsFirms promote the PM whose jobs made the fee they were bid at. Postings ask for “demonstrated mastery of project financials and success in project profitability” (Columbus), and the Birmingham Group ties PX pay directly to annual build volume, contrasting a PX managing $130-150 million with one managing $250-300 million.Repeat workA client who calls you backThe Birmingham Group says firms promote the PX whose clients keep returning, and its model PX carries four long-term clients. If no owner has asked for you by name on a second project, that is the first gap to close.PMs builtPeople you have developedThe PX runs through other PMs, so firms look for evidence that you have grown one. The Birmingham Group lists developing the PMs under you as a promotion criterion, and PX postings carry it as a duty: mentor and train staff, run evaluations, help interview new hires.PreconPreconstruction and pursuit involvementThe Birmingham Group describes PXs who lead from the estimating and preconstruction side as top-of-range. The healthcare PX posting makes leading work acquisition, proposals, and interviews a core duty, so a PM who has only ever received a bought-out job is missing a tested skill.SectorSector depth where the work requires itOn mission-critical programs sector experience is a gate, not a preference; Real8 Group’s data center hiring note calls it “a threshold requirement,” and the Garland, Texas data center PX posting prices that scarcity at $200,000-$240,000 base. In healthcare, the New England posting asks for 15+ years in a lead role at a CM-at-risk firm.Notice what is not on the list. A PMP or CCM helps, and PMI’s Earning Power survey shows a $135,000 US median for PMP holders against $109,157 for non-holders, but no PX posting reviewed here requires one. The PX test is whether you have already done pieces of the job without the title: a second project, a client you own, a pursuit you led, a PM you developed. 05 — By firm typeThe PM-to-PX ladder by firm size and sectorThe same title sits at different heights depending on the firm. The tiers below are generic descriptions; ranges come from posted figures where a posting exists and are otherwise editorial reads of the Birmingham Group’s 2026 regional bands. No firm is named.Top-50 national GC$190K-$274KThe PX runs a business unit or a program with its own P&L and several PMs. Base sits at the Birmingham Group regional medians ($189,260-$235,140) and above, with the Project Director/Executive II band reaching $325,000. The step from senior PM is usually formal, with a review committee and a stated volume threshold.Top-400 regional GC$140K-$195KPostings in Columbus ($140,000-$180,000) and Hartford ($165,000-$195,000) in October 2026 describe this tier: multiple concurrent projects of $5-100 million, client relations, a bonus program, and a car allowance. The PX may still hold one project directly while overseeing others.PE-backed regional GC$160K-$230KRoll-ups under private equity ownership tend to formalize the PX layer quickly and tie bonus to EBITDA. FMI’s 2026 Compensation Trends Study found 55% of AEC firms now offer long-term incentives, a first for the survey; expect deferred cash or phantom equity in the offer, and expect it to vest over years.Family-owned regional GC$140K-$200KFewer formal rungs, and the PX may be the owner’s deputy on all operations. The PM-to-PX step can come earlier in tenure but the ceiling above it is lower; the Birmingham Group puts a VP of construction only 15-25% above a PX at the same firm. Profit sharing often replaces a formal bonus plan.Mission-critical or data center builder$200K-$300KThe Garland, Texas data center PX posting (Michael Page, September 2026) offers $200,000-$240,000 base plus milestone bonuses on a 10-days-on, 4-off rotation; Real8 Group’s 2026 benchmark for PXs on major data center programs is $225,000-$300,000. Entry requires prior data center delivery, and the travel is real.CM-at-risk and institutional builder$186K-$274KHealthcare, higher-education, and public-sector builders pay for program-level accountability: the New England healthcare PX posting (October 2026) publishes no pay range but asks for 15+ years in a lead CM-at-risk role and a master’s preferred; the Birmingham Group’s Northeast PX base band is $186,150-$273,670 with a $235,140 median. The Birmingham Group names healthcare, data center, and federal work as the highest-paying PX sectors. Two patterns hold across tiers. First, the PX seat prices against the top of the BLS distribution for construction managers, where the 75th percentile is $151,640 and the 90th is $189,440 (OEWS May 2025); anything above that is explained by sector and volume, not title. Second, the firm you are at now sets how formal the step is. A senior PM at a national GC may wait for a committee; a senior PM at a regional GC may be handed the title with a second project and no change in pay. The executive project manager salary guide covers the rungs above, and the construction project manager salary guide covers the one below. 06 — TrendWhy PX seats are harder to fill than PM seats right nowDemand for program-level leadership is concentrated in a few sectors that are growing while the rest of the market softens. The US Census Bureau release of November 2, 2026 puts private data center construction at a $96.5 billion seasonally adjusted annual rate in September 2026, up 90.3% from $50.7 billion a year earlier and now about two-thirds of all private office construction ($145.6 billion). Power construction is at $171.7 billion, up 12.1%, while total construction spending is down 2.7% year over year at $2,186.1 billion. The programs that are growing are the ones that need a PX who has run one before. The AGC/NCCER 2026 Workforce Survey (1,830 respondents, fielded July-August 2026) shows the squeeze at the salaried level: 82% of firms report salaried openings, 87% of those say the positions are as hard or harder to fill than a year ago, and 74% of firms with project manager or supervisor openings report difficulty filling them. Among firms doing data center work, 58% say those projects have increased competition for skilled workers and 49% report wage pressure. In response, 53% of firms raised salaried base pay by more than they did the year before.Supply of experienced leaders is not expanding to match. BLS projects construction-manager employment to grow 9% over 2025-35, with about 49,700 openings a year, most of them replacements for people leaving the occupation. Executive pay is moving at the increment rather than the base: PAS Inc.’s contractor executive survey, reported in ENR’s 1Q 2026 Cost Report, shows raises of 4.5% in 2025 and about 4% expected for 2026, with data center work credited for part of the 2025 figure. The practical effect is that a PM with mission-critical or institutional program experience is priced against a short list, and a PM without it competes on a longer one. 07 — Your moveHow to position for the PX step in the next 12 to 24 monthsStart with the proofs in the section above and work out which ones you can produce today. If you cannot show a second concurrent project, ask for one, even a small one, so that you have managed through another PM rather than directly. If no client has asked for you by name, make yourself the person the owner on your current job calls; a repeat award with your name on the request is the strongest PX credential in the Birmingham Group’s description. Ask to sit in on preconstruction and at least one pursuit interview. Keep a one-page record of every job you have closed with bid margin against final margin, because that record, not the title, is what a promotion committee or an outside firm will ask for. Then decide whether the step is more likely inside your firm or outside it. Inside, the timeline is set by the firm’s ladder and by whether a PX seat opens; outside, it is set by whether your record matches a posting, and the postings reviewed here want 15-plus years, a supervisory stretch, and often a sector. Price either route against the bands in this guide, not against your current base plus a raise; the Birmingham Group’s regional-median gap of $56,000-$78,000 is the market’s estimate of what the added accountability is worth. Recruiter surveys describe the PX as the person a PM reports to and the one directly accountable when a job misses margin. What does a construction project executive earn?+Posted and surveyed figures for 2026: ZipRecruiter’s national average is $167,911 (middle band $141,500-$196,500, 90th percentile $222,500); PayScale’s self-reported base is $140,299 with total pay to $228,000; the Birmingham Group’s 20th-80th percentile base band is $150,700-$273,670. The spread reflects scope, not error. How many years does it take to become a project executive?+Postings reviewed in October 2026 ask for 10 to 15-plus years of construction experience, with 3 to 5 of those supervising as a senior PM; some ask for 15 or 20-plus. In practice the gate is the record, not the years: a second concurrent project, a repeat client, and jobs that made their fee.How much more does a project executive make than a project manager?+The Birmingham Group’s 2026 survey puts the base gap at $56,000 to $78,000 at regional medians (PM base $108,000-$183,000 against PX base $151,000-$274,000). On posted averages, ZipRecruiter’s project executive figure of $167,911 is about 1.7 times its construction project manager figure of $97,768. PX pay also adds a volume-linked bonus and often profit sharing.Do I need a PMP or CCM to become a project executive?+None of the PX postings reviewed here require one. A PMP carries a documented premium (PMI reports a $135,000 US median for holders against $109,157 for non-holders), and a CCM matters more on owner and agency-CM work, but the PX decision turns on margin, clients, and the people you have developed.
