01 — MethodologyHow to read these numbersThere is no federal wage series called “senior construction project manager.” The BLS Occupational Employment and Wage Statistics program codes you into SOC 11-9021, Construction Managers, together with assistant PMs, generalist PMs, and site leadership. The May 2025 estimates for that code (released in 2026) show a $114,990 median across 380,360 workers, a $151,640 75th percentile, and a $189,440 90th percentile. That 75th-to-90th slice is the senior band used throughout this guide; a senior PM carrying a $50M-plus program at a large GC prices inside it, not against the median. For rung-level detail the guide leans on the PAS Construction Management Staff Salary Survey as republished in the 2026 CICPAC/PAS Construction Compensation Report, which reports base, bonus, and total compensation for 1,969 senior project managers at 286 contractors, broken out by revenue size and type of construction. Posting and self-report aggregators are labeled as such: ZipRecruiter (November 2026), Glassdoor (245 submitted salaries), and Payscale (1,200 profiles, October 2026). The Birmingham Group’s 2026 Construction Salary Survey supplies recruiter-side base bands, PMI’s Earning Power survey the certification premium, and the US Census Bureau and the AGC/NCCER 2026 Workforce Survey the demand picture; state percentiles come from the BLS public data API.You will see three kinds of numbers and they disagree for structural reasons. Payroll data (BLS) covers every incumbent and lags postings by a year; employer surveys (PAS, Birmingham Group) describe what firms actually pay, including bonus; posting and self-report data (ZipRecruiter, Glassdoor, Payscale) describe open seats and whoever chose to report, and swing with title matching. Every figure was retrieved in November 2026 at the vintage its publisher assigned it. The companion construction project manager salary guide covers the APM and PM rungs below you; the executive project manager salary guide covers the project executive rung above. What these figures are — and are notThese are public benchmarks, not iRecruit placement data and not an offer. The BLS percentiles blend titles, union and merit shop, residential and hyperscale; survey medians depend on who answered; posting averages depend on title matching. Use them to bracket a conversation, then price your own program size, sector, and metro.02 — At a glanceThe benchmarks at a glanceThe whole guide in one screen. If your current package sits below the survey median on a $50M-plus program at a large GC, the gap is explained by firm size, sector, or metro, and each of those is priced below.
03 — Pay bandsSix pay bands for a senior construction project manager in 2026Each band names its publisher and what the number includes, because base-only, base-plus-bonus, and total-cash figures get quoted against each other in offer conversations and the difference at this rung is $30,000 or more.$133,172National posted senior PM averageZipRecruiter’s national average for senior construction project managers as of November 2, 2026, with a middle band of $111,500-$151,500 and a 90th percentile of $177,500; its California average is $131,428, below the national figure. Glassdoor reads the same title at a $147,000 median total pay inside a $121,000-$180,000 range from 245 submissions, and Payscale’s 1,200 self-reported profiles average $129,546 base (10th-90th $92,000-$172,000). Posting data describes open seats, which skew toward mid-size regional contractors.$151,640BLS 75th percentile, the floor of the senior bandBLS OEWS May 2025 75th percentile for SOC 11-9021 nationally. It lands within $6,000 of the PAS/CICPAC senior PM median base of $145,494, which is the best evidence that the federal top quartile is where senior PM seats actually sit. A senior PM offer below this line at a large GC needs a reason: a smaller program, a lower-cost metro, or a heavier bonus component.$189,440BLS 90th percentile, the hand-off to project executiveBLS OEWS May 2025 90th percentile for SOC 11-9021. The PAS/CICPAC 85th percentile for senior PM total compensation at bonus-paying firms is $216,751, and senior PMs at contractors over $500 million in revenue reach a 75th-percentile total of $220,125, so the top decile is reachable without a title change. Above this line you are competing with project executives, whose posted average is $167,911 and whose Birmingham Group base band runs $151,000-$274,000.$165-190KData center, semiconductor, and life sciences premiumPosted senior PM ranges on mission-critical work in 2026 top out near $185,000-$190,000: a posting in Denver listed $165,000-$185,000 for a data center senior PM (February 2026), and a posting in Arlington, Texas listed $135,000-$190,000 for a senior PM on data center construction (October 2026). A recruiter quoted in ENR’s 2Q 2026 Cost Report put the senior PM market near $150,000 before the data center boom and about $175,000 now; Kelly’s 2026 Data Center Salary Guide puts the data center project manager role at a $122,000 average and $202,420 at the top of its range.15-21%Bonus share of basePAS/CICPAC 2026: among the 212 of 286 contractors that pay senior PMs a bonus, the median bonus is $22,475 on a median base of $144,766, about 15%; the average bonus of $30,790 is about 21%, and the 85th percentile is $46,592. Payscale’s self-reported bonus range is $4,000-$25,000 plus $2,000-$16,000 profit sharing. A recruiter in ENR’s 2Q 2026 report described data center bonuses moving from 25% toward 30% of base.$170-193KTotal cash with vehicle and per diemPAS/CICPAC median total compensation for senior PMs at bonus-paying firms is $169,625, with a 75th percentile of $193,083. The Birmingham Group says bonus, truck allowance, per diem, and benefits add 15-35% to base at larger GCs, with per diem and travel adders worth $15,000-$30,000 or more a year in active project markets, and the PAS survey reported in ENR shows 25 of 27 tracked positions received double-digit vehicle-allowance increases since 2023. If you are offered mileage instead of an allowance, the IRS 2026 business rate is 72.5 cents per mile for January-June (IR-2025-128) and 76 cents per mile from July 1, 2026 (IR-2026-29).Sources: BLS OEWS May 2025 national estimates for SOC 11-9021 (BLS public data API); 2026 CICPAC/PAS Construction Compensation Report (PAS 2025 Construction Management Staff Salary Survey); ZipRecruiter senior construction project manager page (November 2026); Glassdoor and Payscale (October 2026); The Birmingham Group 2026 Construction Salary Survey; ENR 2Q 2026 Cost Report; Kelly 2026 Data Center Salary Guide; posted ranges retrieved November 2026; IRS IR-2025-128 and IR-2026-29.Why the senior PM numbers scatter by $40,000Three mechanics explain most of the spread. First, title inflation: a $15M tenant-improvement PM and a $200M hospital PM can both be posted as “senior,” and the aggregators average them, which is why ZipRecruiter’s $133,172 sits $12,000 under the PAS/CICPAC survey median of $145,494. Second, bonus inclusion: Payscale’s $129,546 is base only, Glassdoor’s $147,000 is total pay, and the PAS total-compensation median of $164,951 includes everyone whether or not they received a bonus. Third, firm size: the PAS survey’s median base climbs from $127,629 at $5M-$25M contractors to $156,570 at contractors over $500M, so a national average mixes firms that will never compete for the same candidate. The common mistake is comparing your base to a total-pay number. 04 — DriversWhat moves senior project manager pay inside the bandYears of experience explain less than you would expect once you are senior. The six variables below are the ones employers actually price, with a sourced figure for each.+23%Program size and firm revenuePAS/CICPAC 2026 senior PM median base rises from $127,629 at $5M-$25M contractors to $139,863 at $25M-$100M, $145,271 at $100M-$250M, $149,917 at $250M-$500M, and $156,570 above $500M, a 23% climb bottom to top. The Birmingham Group prices the same effect by rung: $127,000-$219,000 for senior PMs at 6-10 years against $151,000-$274,000 for project executives at 10-plus years.+$15KSector and type of constructionPAS/CICPAC average base salary for senior PMs is $160,271 in highway and $159,828 in heavy civil against $145,285 in building and $147,489 in industrial, roughly a $15,000 gap. Posted mission-critical ranges run higher still ($165,000-$190,000 above), and the AGC/NCCER 2026 survey found 49% of firms touching data center work report increased wage pressure.+24%PMP or CCM in handPMI’s Earning Power survey (14th edition, 2025) puts the US median for PMP holders at $135,000 against $109,157 without, about 24%, rising to $173,000 at 10-plus years certified. Payscale does not publish a comparable premium for the CMAA Certified Construction Manager credential; owner and CM-agency employers weight the CCM, GCs weight the PMP, and either one moves you toward the top of a posted range rather than the middle.P&LProfit-and-loss ownershipThe pay jump above the senior band is tied to owning fee and margin on a portfolio rather than running one job well: ZipRecruiter’s project executive average is $167,911 with a $222,500 90th percentile, and Payscale’s self-reported PX base is $140,299 with bonus up to $55,000. Senior PMs who already carry project P&L, staffing decisions, and client pursuit price against the PX band in negotiations even without the title.$15-30KTravel and deploymentThe Birmingham Group puts per diem and travel adders at $15,000-$30,000 or more a year for senior PMs in active project markets, on top of base. Traveling roles on hyperscale and fab programs are where posted ranges and bonus percentages run highest, and where the 90th-percentile figures in this guide are most often reached.+54%Metro and stateBLS OEWS May 2025 75th percentiles for SOC 11-9021 run from $128,120 in Ohio and $131,570 in Texas to $197,010 in New York, a 54% spread for the same quartile. The Birmingham Group describes its highest-paying markets (California, New York, Massachusetts, Washington, and Houston) as 20-40% above the national median with Sun Belt metros near it; the regional bands below give you the federal percentiles state by state. The drivers stack. A PMP-certified senior PM running a $150M data center program for a $1B-plus GC in a coastal metro prices at the top of the $151,640-$189,440 federal band or above it; the same person on $30M commercial work for a regional contractor in a Sun Belt metro prices near the posted average of $133,172. Before you compare offers, write down which of the six each seat gives you. 05 — By regionSenior PM pay by region: the BLS 75th and 90th percentilesThe figures below are BLS OEWS May 2025 state estimates for SOC 11-9021, 75th and 90th percentiles, pulled from the BLS public data API in November 2026. Treat the 75th percentile as the senior PM floor in that state and the 90th as the senior-to-PX hand-off. Payroll data, not postings, so coastal premiums are real and mission-critical corridors are understated.Northeast (NY, MA)$174-245KNew York 75th percentile $197,010 and 90th $244,590, the highest in the country, on a $155,360 median; Massachusetts $173,520 and $216,920. Glassdoor’s senior construction PM median total pay is $162,000 in New York City and $148,000 in Boston, under the state 75th percentiles, which tells you self-reports are dominated by smaller firms.Pacific (CA, WA)$168-218KWashington 75th $177,990 and 90th $217,920 (median $155,070); California $168,070 and $211,970 (median $133,160), with ZipRecruiter’s California posted senior PM average at $131,428, below its national figure, and Glassdoor’s Los Angeles median total pay at $161,000. Both self-report figures sit below the state 75th percentiles.Southeast (FL, GA, VA)$139-209KFlorida 75th $162,170 and 90th $209,450 on a $113,130 median; Virginia $153,220 and $183,980; Georgia $138,850 and $180,750 (median $110,810). Glassdoor’s Atlanta median total pay of $151,000 sits between the Georgia 75th and 90th percentiles.Texas and Mountain (TX, AZ, CO)$132-191KTexas 75th $131,570 and 90th $166,800 on a $101,470 median; Arizona $136,350 and $168,560; Colorado $153,420 and $191,450. Glassdoor’s Dallas-Fort Worth median total pay is $147,000, above the Texas 75th percentile. These are the lowest senior bands on the map and the markets where posted data center and fab offers most exceed them.Midwest (IL, OH)$128-172KIllinois 75th $140,000 and 90th $172,410 (median $109,160); Ohio $128,120 and $161,410. Glassdoor’s Chicago median total pay is $152,000. Ohio hyperscale campuses are pulling senior PM offers above the state 90th percentile faster than the payroll series can record it.National senior band$152-189KBLS OEWS May 2025 for SOC 11-9021: median $114,990, 75th $151,640, 90th $189,440, mean $124,360. PAS/CICPAC senior PM base percentiles track it: 25th $131,815, median $145,494, 75th $160,876, 85th $175,055.Geography prices the floor of the senior band but no longer the ceiling. The state 75th percentiles span $128,120 to $197,010, and that spread is real on conventional commercial work. With hyperscale, fab, or cGMP delivery history, employers in Ohio, Texas, and Arizona now bid against coastal packages for the same short list, so your sector record, not your zip code, sets the top of your range. 06 — TrendWhere senior PM demand is heading in 2026 and 2027The demand side is concentrated. The US Census Bureau’s construction spending release of November 2, 2026 put private data center construction at a $96.5 billion seasonally adjusted annual rate in September 2026, up 90% from $50.7 billion a year earlier and more than double general office construction at $46.0 billion. Private power construction ran at $171.7 billion (up 12%), while private manufacturing fell to $167.2 billion (down 18%) as the computer and electronics category fell 55% from its January 2025 peak. Private nonresidential spending overall was up only 2.3% year over year, so the market for senior PMs is splitting: mission-critical and power programs are hiring, and parts of commercial and manufacturing are not.Supply is not loosening. The AGC/NCCER 2026 Workforce Survey (1,830 respondents, fielded July-August 2026) found 82% of firms with salaried openings, 87% of those saying the seats are as hard or harder to fill than a year ago, and 74% of firms with project manager openings reporting difficulty filling them, second only to superintendents at 75%. Fifty-three percent of firms raised salaried base pay by more than they did the year before. Among firms touching data center work, 58% say it has increased competition for skilled workers and 49% report wage pressure. BLS projects construction manager employment to grow 9% over 2025-35 with about 49,700 openings a year, most from replacement.Raises are slowing even as the hard-to-fill numbers stay high. The PAS survey reported in ENR’s 2Q 2026 Cost Report shows average contractor base increases of 5.0% in 2023, 4.6% in 2024, 4.36% in 2025, and a 3.9% forecast for 2026, the first sub-4% year since 2020; FMI’s 2026 Compensation Trends Study puts 2026 increase budgets at 4.3% with 94% of AEC firms running short-term incentive plans. Read together: the raise you get by staying is trending toward 4%, while the gap between a conventional senior PM package and a mission-critical one is widening, so pay movement at this rung in 2026-27 will come from changing programs, sectors, or employers more than from annual adjustments. 07 — Your moveReading the numbers before you negotiateStart by placing your current package in the right column. Write down base, last year’s actual bonus, vehicle or allowance, per diem if any, and retirement match, then compare base to the PAS/CICPAC median of $145,494 for your firm’s revenue tier and total cash to $164,951. If you are at a contractor over $500M in revenue running $100M-plus work, the survey median base is $156,570 and total cash at the 75th percentile is $220,125; the offer negotiation guide walks through each component. If you hold a PMP or CCM, carry P&L, or have mission-critical delivery, you have evidence for the upper half of the $151,640-$189,440 federal band, and you should say which of those you bring in the first conversation rather than the last. Then decide what a move has to clear. A lateral move for base alone rarely clears the switching cost; the moves that do are a step up in program size, a sector change into data center, semiconductor, or life sciences work, or a seat with a defined path to project executive. iRecruit is building its network of construction project managers from project engineer through executive, with particular depth in the mission-critical sectors where the repricing above is sharpest; we shortlist and screen for employers, the employer pays the fee, and candidates never do.
