01 — MethodologyHow to read these numbersOne quirk shapes every number in this guide: the federal government has no wage series called “construction project manager.” BLS Occupational Employment and Wage Statistics folds construction PMs into SOC 11-9021, Construction Managers — the code that also covers general construction managers and site leadership — so the May 2025 estimates for that series, released in 2026, are the payroll-based spine here: a $114,990 median across 380,360 workers, with percentiles from $69,690 at the 10th to $189,440 at the 90th. Where a PM title lands closer to generic project coordination, SOC 13-1082, Project Management Specialists is the reference: a $102,320 median in May 2025, and $98,730 within the construction industry specifically.BLS cannot see the ladder inside the code — assistant project manager, PM, senior PM, project executive all blend into one median — so rung-level detail comes from posting aggregators, clearly labeled: ZipRecruiter national averages retrieved for mid-2026, Salary.com benchmark ranges, and Glassdoor where noted. Certification premiums come from PMI’s Earning Power salary survey and PayScale; demand-side context from the AGC 2025 Workforce Survey and the US Census Bureau’s construction spending series. Sector figures for mission-critical work draw on our own data center PM salary guide and the posting data behind it.Every figure was retrieved in August–September 2026 at the vintage its publisher assigned it. Payroll data and posting data will not agree — the BLS median runs roughly $17,000 above ZipRecruiter’s posted construction-PM average, because OEWS captures every incumbent including long-tenured managers while postings skew toward backfilled mid-level seats. Where sources disagree, we show both and say who says what. What these figures are — and are notThese are public-market benchmarks, not iRecruit placement data and not an offer range. The BLS figures are occupational medians that blend APMs with thirty-year executives, union and merit shop, residential and hyperscale; aggregator numbers are scraped from postings and self-reports and swing hard with title-string matching. Read them as a frame for a compensation conversation, then price your own market, sector, and project scale.02 — At a glanceThe benchmarks at a glanceThe whole guide in one screen. 03 — BenchmarksThe construction PM pay ladder in 2026The federal series sets the floor and the distribution; posting data names the rungs. Salary.com’s construction-specific project executive benchmark is far richer at $256,842 — title scope, not typo: PX seats carrying P&L price like executives.$189,440The BLS 90th percentile ceilingBLS OEWS May 2025 90th percentile for 11-9021. Project executives on mission-critical programs, megaproject PMs, and CM-side directors occupy this decile; the May 2025 mean of $124,360 sitting $9K above the median confirms the distribution’s long right tail.Sources: BLS OEWS May 2025 national estimates for SOC 11-9021 and 13-1082 (percentiles via the BLS public data API); BLS Occupational Outlook Handbook, 2025-35 projections; ZipRecruiter national salary pages retrieved May-September 2026; Salary.com benchmarks retrieved July-August 2026; PMI Earning Power salary survey. Why payroll and posting numbers disagree by $20,000Three mechanical reasons. First, OEWS is built from employer payroll reporting across every incumbent, so long-tenured managers pull the median up; postings sample only open seats, which skew mid-level. Second, aggregators match on title strings — Salary.com’s $118,626 and ZipRecruiter’s $97,768 describe the same job with different matching rules. Third, the BLS code itself blends PMs with general construction managers and site leadership, which inflates the federal median relative to a pure PM cut. The honest read: a working construction PM market in 2026 clears roughly $95K-$120K nationally, with everything above that explained by seniority, sector, and certification. 04 — Cost driversWhat moves construction PM pay off the medianBase title explains less than half the spread. Certification, sector, program size, which side of the contract you sit on, and travel each carry a priced premium — and they compound.+24%PMP certificationPMI’s Earning Power survey puts the US median for PMP holders at $135,000 against $109,157 for non-certified peers. The premium compounds with tenure: US respondents 10+ years into their PMP report a $173,000 median.+10%CCM credentialPayScale’s cut of Certified Construction Manager (CMAA) holders shows roughly a 10% lift over non-credentialed construction managers. Owner and agency-CM shops weight the CCM heavily; GC-side postings weight the PMP.$193KMission-critical sector premiumData center PM total compensation is projected near $193,000 for 2026 on a $150,250 base, per posting data compiled in our data center PM salary guide — against a $97,768 posted average for generalist construction PMs. Semiconductor and life-sciences programs price against the same scarce cohort.1.7xProgram size and the PX rungZipRecruiter’s posted project executive average ($167,911) runs 1.7x its construction PM average ($97,768). The multiplier is portfolio dollars: PX postings describe $500M+ program ownership, senior PM postings $200M+ portfolios, and pay tracks the denominator.+29%Segment: nonresidential over residentialBLS puts the construction-manager median at $126,690 in nonresidential building construction and $124,430 in heavy and civil work, against $98,390 in residential — a 29% gap top to bottom. Owner-side titles scatter worse: ZipRecruiter reads “construction owners rep” at $92,189 but “construction owner representative” at $66,717.$102KTravel and deployment rolesZipRecruiter’s traveling construction manager average is $102,373, most between $84,500 and $118,000 — typically stacked with per diem and completion bonuses that posted base rates do not show. Mission-critical builds in secondary metros lean on this cohort.Stack the premiums and the ladder makes sense: a PMP-certified senior PM running data center work in a deployment market is priced off the $151,640-$189,440 BLS 75th-90th band, not the $114,990 median — while an uncertified PM on residential work in the same metro sits a full quartile lower on identical years of experience. When employers benchmark against the wrong band, the offer dies in the first phone call. 05 — VariationWhere construction PMs earn the mostState medians below are BLS OEWS May 2025 for the construction-manager series — payroll data, not postings. The pattern is coastal wage leadership with a second, faster-moving premium forming in data center corridors where posted rates now outrun the federal medians.New York$155,360Highest state median in the country, with the New York-Newark-Jersey City metro at $158,000. New Jersey adds $138,230 — union density plus a deep nonresidential pipeline.Pacific Coast (WA, CA, OR)$131K-$155KWashington $155,070 with Seattle at $159,430; California $133,160 with San Francisco leading all metros at $166,030; Oregon $131,420. Semiconductor and hyperscale work concentrates here.New England and Mid-Atlantic$125K-$145KMassachusetts $145,010, Connecticut $125,190, Delaware $132,150, and the Washington DC metro $129,650 — life sciences, institutional, and federal work underwriting the band.Data center corridors (AZ, GA, OH)$105K-$120KPhoenix $118,350, Atlanta $119,590, Columbus $105,200 on BLS medians — but posted mission-critical PM packages in these metros clear $150K+, the widest payroll-to-posting gap on the map (see our data center recruiting desk).Texas and Southeast$101K-$113KTexas $101,470 (Dallas $103,550), Florida $113,130, Georgia $110,810. Lower medians, enormous volume — and the sharpest competition for PMs willing to deploy to megaprojects.National band$70K-$189KBLS OEWS May 2025 for 11-9021: 10th $69,690, 25th $88,550, median $114,990, 75th $151,640, 90th $189,440. APM seats fill the bottom quartile; PX seats the top decile.Geography is losing explanatory power at the top of the market. A senior PM with hyperscale delivery history prices nationally — the Phoenix, Columbus, and Atlanta corridors now bid against coastal packages for the same short list — while the bottom half of the distribution still prices locally. The practical effect: state medians predict APM and mid-level PM offers well, and mission-critical senior offers barely at all. 06 — TrendMission-critical demand is repricing the ladderThe demand side is unambiguous. US Census Bureau construction-spending data put private data center construction at a $50.7 billion seasonally adjusted annual rate in April 2026, up roughly 27% from $39.8 billion a year earlier — now larger than general office construction — alongside manufacturing construction at $184.5 billion and power at $148.7 billion SAAR. Every one of those dollars needs project management, and the PM cohorts that can run hyperscale, fab, and grid programs are the same few thousand people.Supply is not keeping pace. BLS projects construction-manager employment growing 9% over 2025-35 — much faster than average — generating about 49,700 openings a year, most from replacement. The AGC 2025 Workforce Survey found 92% of firms struggling to fill salaried positions, with project managers and supervisors hard-to-fill at 76% of firms seeking them. That is demand growth layered on top of a replacement problem. The result shows up as compression at the top and drag at the bottom. Posted data center PM compensation has climbed to a projected $193,000 total for 2026 while the generalist posted average sits near $97,768 — a two-tier market inside one job title. Expect the BLS series, which lags postings by design, to keep printing outsized year-over-year moves at the 75th and 90th percentiles through the May 2026 and May 2027 releases. 07 — WorkforceReading these numbers before you write an offerBenchmark against the rung and the sector, not the occupation. An APM offer belongs against the $61K-$89K ZipRecruiter band; a generalist PM against $95K-$120K; a senior PM with portfolio ownership against $111K-$152K; and anything mission-critical against the sector data, not the national median. Budgeting a data center PM off the $114,990 BLS midpoint is how searches stall for two quarters. The screening questions matter more than the survey picks. What did the candidate personally deliver — program dollars, sector, owner or GC side, PMP or CCM in hand — determines which band they price in, and the spread between adjacent answers is $30K-$60K. iRecruit is building candidate density across the full PM ladder, project engineer through project executive, in the mission-critical sectors where this repricing is sharpest; the benchmarks above are where our shortlist conversations start. For the hiring side of this market, see the Data Center Construction practice. 08 — FAQFrequently asked questions How much do construction project managers make in 2026?+The federal payroll median is $114,990 (BLS OEWS May 2025 for construction managers, the series construction PMs report into), while posted averages run $97,768 on ZipRecruiter and $118,626 on Salary.com. A working national range for a mid-level construction PM is roughly $95K-$120K, before sector, certification, and program-size premiums. What does an entry-level assistant project manager earn?+ZipRecruiter’s mid-2026 national average for construction APMs is $76,813, with most salaries between $61,000 and $89,000 and the 90th percentile at $107,500. Salary.com benchmarks cluster $65,000-$75,000 nationally — and APM pay in coastal and data center markets routinely clears the top of both bands. How much does a senior construction project manager make?+ZipRecruiter’s mid-2026 average is $133,172, with a middle band of $111,500-$151,500 and top earners at $177,500; California postings average $171,317. That aligns with the BLS 75th percentile of $151,640 — senior PMs with $200M+ portfolios price in the top quartile of the federal distribution. Can a construction project manager make $150K or more?+Yes — $151,640 is the BLS 75th percentile for the construction-manager series, so a quarter of the payroll distribution already clears it. The reliable routes: senior PM or project executive scope (ZipRecruiter PX average $167,911), mission-critical sectors (data center PM total comp projected near $193,000 for 2026), a PMP (US median $135,000 per PMI), or some stack of the three.Do GC-side or owner-side construction PMs earn more?+GC-side pay is better documented and higher at the top: BLS puts construction-manager medians at $126,690 in nonresidential building and $124,430 in heavy/civil work. Owner-side titles scatter badly in posting data — ZipRecruiter reads owners-rep titles anywhere from $66,717 to $92,189 depending on the exact string — but owner and developer PM seats typically trade lower base for stronger bonus and stability, and converge with GC pay at the executive rung.
